T.J. Boyle has worked as part of an interdisciplinary team to create a masterplan for housing development for Cambrian. Two existing buildings have been renovated and transformed into 65 market-rate residential units, including one on the State Historic Register. Three new buildings have been constructed and are occupied including a 76-unit Affordable Family Building, a 70-unit Affordable Senior Housing Facility, and a 94-unit market rate building. Several additional buildings are still in the planning stages.

The name Cambrian Rise pays homage to the geological feature that spans along the East coast of Lake Champlain known as the Cambrian Thrust. It features the lower rock from the Cambrian time period that has been thrusted up on top of newer rock. The re-emergence of the old is a metaphor for the adaptive reuse of the historic orphanage building. The Cambrian time period is associated with a time when simple cell organisms evolved into more diverse and complex life forms, known as the Cambrian explosion. The Cambrian Rise neighborhood reflects this diverse and flourishing history. 

The mixed use master plan incorporates:

  • 700+ Residential Units + Office and Commercial space + 12 acre Public Open Space

  • Accessible Infrastructure including a Public Elevator and a Accessible walkway down to the waterfront and Burlington Greenway (Bike path).

  • Multimodal infrastructure including a Transportation Hub that facilitates bus, bike, and car/ride-share users, a separated Bike Path along North Avenue, and a Recreation Path that connects residents to the public open space, waterfront, and Burlington greenway.

  • A combination of Green and Gray Infrastructure solutions including bio-retention plantings, permeable pavers, and infiltration trenches that will handle on-site storm-water as well as some excess storm-water water from North Avenue.

  • Resident amenities such as a community garden, a playground, a dog park, a large central green, and several grilling and fire pit areas.
